Onboarding Process
We specialize in managing properties exclusively on Airbnb via its "Co-Hosting" feature. As the leading booking platform, Airbnb accounts for approximately 90% of our bookings based on our experience. We’ll guide you through the simple process of adding us as your co-host, and we’ll handle everything from there. If you’re interested in listing your property on other platforms, please refer to the “Quick Facts” section below. Whether your property is already listed or needs to be set up, we offer a seamless process to get it up and running quickly. Here’s what to expect next:
Consultation and Property Assessment- Following an initial property walkthrough, we’ll provide a comprehensive guide detailing how we can elevate your listing and implement strategies to maximize visibility, bookings, and revenue. Next we will sign an agreement to initiate our services.
Getting added as a Co-Host- We will guide the owner through the process of adding us as a co-host for their listing. For properties already listed, we’ll provide simple, step-by-step instructions to successfully designate us as your co-host. For new properties, we’ll schedule a meeting once the owner creates their Airbnb profile, walking them through the listing creation process until it’s ready to add a co-host.
Pre-Listing Prep- To ensure guest satisfaction and a top-tier experience, we’ll prepare your property to meet our standards. Our process begins with a detailed inventory to document items in the property, to know if any items go missing in the future. Next, we’ll perform a thorough deep clean, including tasks such as cleaning the oven, reorganizing cabinets, dusting hard to reach areas, moving appliances and furniture to clean underneath along with many other things. We will also carry out other tasks if needed like washing the windows and deck, performing basic landscaping, cleaning out the garage, Etc. Following this, we’ll assess the property for maintenance needs, handling all minor tasks like replacing light bulbs and batteries ourselves. For any major needed repairs, we’ll obtain approval with the owner before scheduling specialized professionals. Our goal is to ensure your property is in immaculate condition from the start to set the stage for consistent five-star guest reviews.
Building the Listing- Once the property is thoroughly cleaned and staged, we’ll perform professional-grade, high-quality photography to showcase its appeal. Additionally, we’ll create a video walkthrough to include in the listing, providing guests with a clear understanding of the property’s layout and features. Next, we’ll craft a captivating title to draw in potential guests and compose a vivid, engaging description that highlights every detail of the home, enticing them to book their stay. Finally, we’ll ensure to include all the information that's needed in the listing, such as amenities, house rules, booking settings, guest safety details, Etc. For a complete and polished presentation.
Go-live and Ongoing Management- After those tasks are completed we will then go live with the listing on Airbnb. After that we’ll handle daily operations, including guest communications, bookings, housekeeping, and issue resolution along with so much more. Airbnb automatically distributes payouts 24 hours after guest check-in. The owner receives 85% of the booking revenue, while the co-host receives 15% plus the cleaning fee, ensuring a seamless and transparent payment process.
