Our streamlined two-phase process is designed to elevate your listing from the moment we connect. First, we gather key information about your property and create a personalized game plan tailored to boost visibility and guest appeal. Then we begin the Pre-Listing Prep, where we deep clean, stage, and prepare the home to ensure guests feel welcomed from the moment they arrive.

Next, we move into the Elevate Your Listing phase. Here, we rebuild your listing from the ground up by crafting an eye-catching title, professional quality photos, and writing a descriptive, compelling description that draws guests in and inspires them to book. We also optimize every section, including amenities, rules, neighborhood highlights, and more, ensuring your property stands out from the competition.

From there, we support you every step of the way whether you choose our full co-hosting program or prefer our self-management package.

Pre-Listing Prep

  • 1-on-1 STR Coaching: Personalized coaching with an experienced consultant to learn proven strategies, insider tips, and systems tailored to your property.

  • Thoroughly deep clean and professionally stage the home to create an inviting, homely environment that enhances guest appeal. 

  • Perform additional tasks if needed, such as washing windows, landscaping the yard, cleaning out the garage, Etc.

  • Perform a detailed inventory of the property’s contents to confirm all items and essentials are fully accounted for, ensuring the property remains in top condition from the start.

  • Access the property to identify any maintenance needs.

(Billed at $50 an hour)

Elevate Your Listing

  • Craft a compelling title to capture the attention of potential guests, and write a vivid, imaginative description that conveys every detail of the home and entices guests to reserve their stay.

  • Capture high quality, professional grade photos that highlight the unique features of each property.

  • Create a walkthrough video that showcases the layout of the rental and key features, giving guests a clear sense of what to expect and seamlessly add it to the listing.

  • Create a comprehensive guest book that provides all the essential information guests should know including house rules, check-in and checkout instructions, Wi-Fi details, curated local recommendations, Etc.

(One time start up fee starting at $500)

On-Going Co-Hosting Services

(20% of the nightly rate)

  • 24/7/365 support to owner and guests. Looking to resolve any issues that may arise. 

  • The Primary point of contact for guests before, during and after the stay and will respond promptly and professionally to all guest inquiries and requests. 

  • Responsible for scheduling ongoing services such as housekeeping, hot tub, landscaping, snow removal, pest control, etc. 

  • Conduct a post-checkout inspection to verify that no damage or theft has occurred, and promptly file a claim if needed.

  • Tackle straightforward maintenance tasks efficiently and coordinate jobs requiring more specialized skills. 

  • Check the property weekly during the slow seasons when the home is not occupied. 

  • Ensure the listing is regularly updated with current information and periodically refresh the title to maintain visibility in the algorithm.

Self-Management Package

(One time fee of $250)

Our Self-Management Package gives you all the tools, systems, and guidance you need to run your short-term rental with confidence—while maximizing revenue and minimizing stress.

Calendar Syncing & Double-Booking Protection

Keeping your listing fresh helps boost visibility and search performance. As part of your package, we’ll provide six optimized, high-converting titles for you to rotate every two months. This strategy helps maintain strong click-through rates, keeps your listing competitive, and ensures it continues to stand out in search results year-round.
