Owners Home Use
Listing on Other Platforms
We manage properties exclusively on Airbnb through its "Co-Hosting" feature. We do allow our clients to list their properties on other platforms if desired. Clients are responsible for managing those additional platforms, but we provide comprehensive support to simplify the process. This includes guiding them on transferring listing details from Airbnb to other platforms, setting up automated messaging templates for guest communication, and showing how to sync “iCals” to ensure seamless updates across all platforms when a booking comes in.
Payouts
Start Up Fee
Our goal for the “Pre-listing Prep” is to ensure your property is in pristine condition before its first booking. We provide a thorough deep clean, Declutter and meticulously prepare your home to maximize guest satisfaction. This service is billed to the owner at an hourly rate. We charge a one-time fee for creating and optimizing your listing. This ensures the listing is professionally crafted to attract guests. In case our partnership ends at some point, this fee compensates us for the fully perfected listing, which remains with the owner.
Property Damage
Owners may use their property at no charge. Just confirm availability and reserve dates in advance. A "Owner Cleaning Fee" will apply for each stay.
Airbnb automatically distributes payouts 24 hours after guest check-in. The owner receives 85% of the booking revenue, while the co-host receives 15% plus the cleaning fee, ensuring a seamless and transparent payment process.
We can screen out unsuitable guests through our thorough vetting process before they book your property. In the rare event of damage or theft, insurance options like Airbnb’s “Aircover” provide protection for you and your property.
Special Included Features
Maintenance
We do not charge a trip fee for visits to address minor issues, nor do we charge for simple repairs such as replacing light bulbs, changing batteries, unclogging toilets, and similar tasks. For more complex issues requiring specialized assistance, we will notify the owner and arrange for the necessary support, after which the owner will be invoiced for the associated fees.
Video Walkthrough
We produce a detailed video walkthrough of the rental property to highlight its features and provide guests with a clear understanding of what to expect. This video is seamlessly integrated into the listing, ensuring easy access for guests to view at their convenience.
Home Checks
During the off-season, when the property is not occupied, we conduct weekly inspections to ensure everything remains in excellent condition. This includes checking for potential issues such as water leaks, ice damage, pest intrusions, or other concerns that may arise, allowing us to address them promptly and maintain the property’s quality.
